Dear friends and family,

Now that the holidays are behind us, it is time to gear up for the year. January is a time for new beginnings, a time to reflect on the past, what to change, what to improve and how we can make a difference in our world.

Being successful allows for us to give back to our community. Our Keller Williams office just completed a drive to raise money for dog and cat beds and blankets for dogs and cats in need. It warmed our hearts to be able to give back just a little.

The real estate industry helps people find their homes, sell their homes, locate investment properties and sell those properties. We provide an important service while representing the largest monetary investments of a lifetime. It is important for Realtors® to maintain a high level of integrity while representing their client’s best interests.

Timing in real estate is life-driven. People need to downsize, need larger homes, need to move to be closer to family, or need a retirement home. Marriage, divorce, death, illness, and a growing family are some of the reasons people change their homes. The real estate market is perpetually changing. There isn’t a good or bad market; just a changing market. Compare it to buying a stock at a certain price. Suppose you bought a stock for 50 dollars a share in 2012. Could you sell it for 50 dollars a share if today’s value is 35 dollars? Of course not. That is just like real estate. If your property is listed without showings, it is most likely priced too high. More advertising would just allow more people to know that it is overpriced. Correct pricing is the most important component of getting properties sold. Con­dition, exposure and ease of showing are all contributing factors. One should put themselves in the buyer’s shoes. If you are in the market for a property, you would look for a property that meets your needs at the best value. The mar­ket itself lets the sellers know if they are priced to sell or not. No showings is a clue.

Currently, most homes that are priced under $400,000 are moving quite steadily. Those in higher price points are taking longer to sell and are having price reductions in order to get some of these homes sold. The Internet has changed the industry. Buyers readily search on-line prior to contacting an agent. Having a lot of exposure there is necessary to make sure the listing is being viewed. We have extensive Internet marketing targeting the Bay area buye­rs and buyers everywhere.
